Responsibilities

  • Plan the descriptive cost-effectiveness and feasibility studies, financial analyses and comparative tables related to sound building management ;
  • Evaluate the various maintenance programs developed by management ;
  • Identify and monitor maintenance and savings objectives ;
  • Assume responsibility for budgets related to preventive and corrective maintenance work on buildings ;
  • Share with the property manager capital requirements and participate in planning future investment needs ;
  • Assist in integrating the needs of different buildings and develop, in conjunction with the Procurement Directorate, procurement strategies for goods and services to benefit from a economies of scale approach ;
  • Recommend and support the implementation of marketing strategies to maximize building use and occupancy ;
  • Negotiate the terms of the lease agreements with tenants and recommend approval ;
  • Develop harmonious and lasting relationships with tenants ;
  • Manage the tenant committee to provide excellent customer service and establish satisfaction measures and continuous improvement paths ;
  • Improve property tax and valuation management in conjunction with the property administrator, taxation, valuation and transaction ;
  • Prepare descriptive studies and financial analyses related to sound management of payments in lieu of taxes ;
  • Ensure a follow-up process is in place to preserve the integrity of real estate data regarding title and registration letters patent ;
  • Create effective management tools to maximize the management of buildings and property taxes ;
  • Analyse the possibilities for implementing an integrated building management tool and make recommendations in this regard ;
  • Implement a client performance and satisfaction assessment program using key indicators ;
  • Effectively evaluate building management and taxation activities to identify anomalies and areas of waste ;
  • Develop building and taxation management policies and procedures and recommend approval to the Property Manager ;
  • Review and prepare administrative, information, reports, analyses, etc. documents for management and board purposes ;
  • Direct the work of the real estate administrators and the real estate advisor under his responsibility ;
  • Supervise the real estate administrators and the real estate consultant in the performance of their duties ;
  • See attendance management (vacation, leave, sickness, etc.)
  • Develop a positive working climate ;
  • Ensure the health, safety and well-being of its employees at work and compliance with environmental standards ;
  • Ensure employee involvement as partners in achieving organizational goals ;
  • Organise and assign the work of its staff and evaluate their performance and productivity ;
  • Maintain good relations with employees and unions to ensure that the objectives of its service are met ;
  • Manage regular meetings with his team to inform them on the general elements ;
  • Communicate clearly and unite to promote buy-in ;

Requirements

  • Undergraduate degree in business administration, property management or combination of relevant training and experience ;
  • 10 to 15 years of relevant experience in commercial or industrial real estate asset management ;
  • Analytical, communication and coordination skills ;
  • Knowledge of financial analysis of transactions (asset) ;
  • Knowledge of planning and land use (asset) ;
  • Teamwork ;
  • Demonstrated negotiation skills and experience ;
  • Excellent customer service (internal and external) ;
  • Knowledge of SAP system, RE (Real Estate) module and components (asset);
  • Knowledge of a CMMS system (asset);
  • Knowledge of the basic principles of the application of the PILT (Payments in Lieu of Taxes) Act (asset) ;
  • ASP Card ;
  • Valid driver’s licence ;
  • Spoken and written bilingualism (English clients) ;
  • Mastery of the Office Suite.
